Bishop Ranch development

Bishop Ranch is continuing to evolve, and several housing projects could influence your decision to buy or rent in 2026. As an agent working the area weekly, I would watch BR 1A first: its 381 approved residential units could eventually add competition while bringing construction activity to the surrounding area. City Village includes 404 for-sale homes, creating another ownership option to monitor. Eden Housing’s 200 affordable rentals, approved in 2025, may expand rental availability, while AvalonBay’s new rental community and Belmont Village senior-living residences broaden the area’s housing mix. The longer-term picture is even larger. CityWalk is approved for up to 4,500 homes, and The Orchards’ applications were filed in 2024. These projects may take time, so buyers and renters should distinguish between approved plans, active construction, and homes likely to be available soon. Before choosing a home, compare expected timing, construction disruption, parking demand, transit access, and current market conditions. In San Ramon’s latest available quarterly data, the median sale price was about $1.45 million with 2.4 months of supply.
