St. Johns County Home Sales Fall 20%, but Median Price Rises

St. Johns County saw a 20% drop in single-family home sales in August compared to the previous year, with 401 closed sales. The median sale price rose 3.9% to $571,499. Active inventory fell 32.5% to 1,450 homes, and new listings dropped 15.4%. Homes sold in a median of 40 days, 24.5% faster than last year. The median price per square foot increased 2.7% to $252. New pending sales declined 14.3%.
