Interest rates are one of the first variables I review with Calgary buyers because they influence borrowing capacity, monthly payments, and the types of homes that fit comfortably within a budget. A rate is only one part of the decision, but it can change the trade-off between a detached home, apartment, rowhouse, or suite-enabled property. As of October 16, 2026, example rates include 4.59% for a 5-year fixed term, 4.49% for a 3-year fixed term, Prime minus 0.985% for a 5-year variable term, and 5.04% for a 12-month hold. The current Prime Rate is 4.45%. These figures can change, and buyers should confirm available products, qualifications, and conditions directly with a lender or mortgage professional. This week, fixed rates continued to trend upward amid rising government bond yields, oil price spikes, and renewed inflation concerns. If you have a rate hold, check its expiry date carefully before writing a closing date into an offer. Calgary’s changing zoning, transit construction, and downtown conversion activity may also affect which property type and location make sense at a given payment level. I don’t quote a rate or predict where rates are headed. Instead, I help clients compare realistic scenarios using current lender guidance and a comfortable budget. If you’re planning a Calgary purchase, share your target monthly payment and we can begin narrowing down suitable options.
